How to Clean a Wood Deck on the Gulf Coast: Why pressure-treated pine and ipe need different rules under the same salt air
Every national wood-deck guide treats the material as a generic 'deck' and ends at 'pressure wash and seal.' On the Gulf Coast the material makes the whole difference: pressure-treated pine soaks up water like a sponge and grows mildew by October if it is not dried thoroughly, while dense hardwood like ipe goes months without absorbing enough moisture to need a wash at all. The failure mode is also not the same — a pressure washer on a wood deck is not going to crack a board, it is going to raise the grain, gouge the surface and open the end grain to water intrusion, accelerating rot. The right tool is almost never a pressure washer at full strength.
Clean a wood deck with low-pressure rinse (under 1000 psi) plus a oxygen-based or phosphate-free deck cleaner applied with a soft-bristle brush, working along the grain. Skip chlorine bleach on pressure-treated pine — copper-compound preservatives react with it and stain the wood orange, and the vinyl-based cleaners kill grass. After rinsing, let the deck dry for 48 hours minimum before sealing — on the Gulf Coast that means scheduling in the dry season, October to May, not after a humid Tuesday in July. A professional wood-deck clean typically runs $3–$5 per sq ft, with sealing a separate $1–$2 per sq ft.
A wood deck on the Gulf Coast is a different maintenance problem than a wood deck in Ohio, and the difference is not the salt — it is the water. In a northern climate a deck spends six months too wet to use and the question is whether the mildew will grow or the freeze-thaw will split the boards. Here the deck stays damp almost year-round, the mildew grows in months not seasons, and the salt that arrives on every sea breeze is both a cleaning agent and a corrosion trigger. The national guides that stop at “pressure wash and seal” skip the half of the job that decides whether the wash holds: a wood deck must be genuinely dry before anything seals it, and the Gulf Coast calendar does not hand out dry days between June and September.
The material split that changes every tool you reach for
There are really two wood decks on the market, and one of them is almost indifferent to the coastal environment.
Pressure-treated pine — the common one, and the one that fails here. Southern Yellow Pine treated to UC4A is what most Gulf Coast decks are built from. It absorbs water like a sponge and, left in the elements, it saturates and dries and saturates again with every storm. On this coast that cycle never completes — a shaded pine deck under live oaks will sit damp for days after the rain stops — which means mildew, tannin bleed and, over time, cupping and checking that no amount of sealing fixes. The pressure-treater’s own care guide (the SDS that ships with every bundle) lists “alkaline cleaner or detergent” as the safe chemistry and “avoid bleach and acidic cleaners” as the hard stop, because bleach liberates copper from the preservative and the resulting stain looks like rust bleeding through the wood.
Exotic hardwood (ipe, cumaru, tigerwood) — the one the salt mostly leaves alone. These dense hardwoods are naturally durable and, at 15% moisture content and below, basically inert. A properly installed ipe deck under salt air can go years without a wash, because the mildew that drives a pine deck’s maintenance schedule does not establish in the same way on a surface that drains in minutes and never sits wet. The cleaning question for hardwood is not mildew control — it is removing the water-soluble salt that accumulates on the surface, which is what makes the boards look grey and powdery. A light rinse and an oxygen-based brightener are all that is usually needed.
That split is why a single wood-deck page that treats both materials the same way is worse than useless: the chemicals that rescue a salt-stained ipe deck will strip the preservative out of pressure-treated pine, and the scrubbing that a pine deck needs to remove embedded mildew will scratch the dense grain of hardwood.
The pressure-washer mistake, and what replaces it
The mistake is treating a wood deck like a concrete driveway. A pressure washer does not clean wood — it damages it, and the mechanism is always the same: high-pressure water enters the end grain, the cell walls rupture, and the board cups, checks, or fuzzes. The American Wood Council’s deck construction guide (DCA 6) does not specify a pressure limit for cleaning because it defines the pressure washer as a construction tool, not a maintenance tool: boards are to be protected from direct high-pressure impact during construction, and that protection does not end once the permit is signed.
What works instead is the opposite of the national-guide instinct. Use a low-pressure rinse — a garden hose with a shut-off nozzle, or a washer throttled well below 1000 psi — to wet the surface and carry the cleaner off. Apply the cleaner with a soft-bristle brush and work along the grain, not across it. The brush does the work the pressure washer pretends to do, and it does it without raising the grain or driving water into the seams. If a stain will not lift with that combination, the honest next step is a second cleaner application, not a higher-pressure pass.
On a Gulf Coast pine deck the two failure surfaces are the ends of the boards and the gaps between them. Both are end grain, both absorb water fastest, and both are where a pressure stream will do the most damage. Keep the wand wide open and moving at all times, and never let it idle in one spot — a ten-second hover on a board end in the Piney Woods will gouge it the way a chisel would.
The bleach question, and why pine says no
This is the one place every wood-decking manufacturer’s guide and every hardware-store aisle flatly agree, and every DIY site on the internet disagrees with itself. The pressure-treaters say no chlorine bleach — full stop. The copper-based preservatives (ACQ, CA-B) that are on every treated board sold today react with hypochlorite, the active ingredient in bleach, and produce a soluble copper complex that leaches out and stains the wood in orange-brown streaks. It is not a finish failure. It is a chemical reaction in the wood itself, and no amount of scrubbing removes it. The stains appear within hours and last the life of the board.
The safe chemistry for a Gulf Coast pine deck is an oxygen-based bleach (sodium percarboninate) or a phosphate-free deck cleaner. Oxygen bleach releases active oxygen slowly, does not react with copper, and breaks down organics — mildew, algae — without the copper-stain risk. It is also the gentler option for the plants around the deck: the runoff from a chlorine wash will strip the grass along the drip line, while oxygen bleach at deck-wash dilution is safe for landscaping.
For hardwood the question does not arise at all — ipe and its cousins are dense enough that bleach would have nothing to react with, and the salt buildup that dulls them is removed mechanically with a brightener, not chemically. If a hardwood deck has developed mildew despite the density of the material, it is because the boards are staying wet too long, and the fix is drying, not chemistry — which is a different diagnosis than the pine deck, and one more reason the two should not share a cleaner.
The 48-hour dry window the Gulf Coast hides from you
The single most important rule — and the one no national guide carries as a hard gate — is that a wood deck must be dry to the touch and dry through the thickness before sealer is applied. The Wood Database, whose moisture specs every finish manufacturer references, puts the target at 12 to 15 percent moisture content in the wood and 5% or less in the air. On the Gulf Coast, that target is met only in the dry months.
Put that against the rainfall calendar. The Southwest Florida Water Management District’s rainfall cycle briefing states plainly: “Our rainy season is a four-month period from June through September, with average rainfall of about 7.8 inches each month.” A deck washed in July will not see two consecutive dry days until the weather turns — and the district’s own numbers confirm the trap in its rainfall cycle briefing. Humidity alone, even without rain, can hold wood above its safe moisture content through July and August.
The practical rule is therefore seasonal, not situational. Wash in the dry season (October through May) and seal the same day or the next. A deck washed in May, after the spring pollen drop tapers, is dry enough within 48 hours for sealer. A deck washed in September, even if it looks dry on the surface, will trap moisture under the seal and the sealer will fail in streaks and patches. Cleaning frequency, by material and shade
Pressure-treated pine, full sun: once a year, late spring, before the rainy season. The UV exposure kills mildew on the sunny side, and the heat dries the boards fast enough that a single wash holds until the next spring.
Pressure-treated pine, partial shade: every eight to ten weeks from April through October. Shade is what feeds mildew — the EPA’s mold guidance states that the key to mold control is moisture control, and drying within 24 to 48 hours prevents growth, and a shaded pine deck on this coast almost never dries in 48 hours during the humid months. That is a cleaning schedule, not a washing schedule — you are managing moisture, not removing dirt.
Exotic hardwood (ipe, cumaru, tigerwood): a light rinse with an oxygen-brightener every year or two, and only to remove salt film. The deck will not go dormant — salt accumulation is visual, not biological — and over-cleaning a hardwood with abrasives will wear the natural luster faster than neglect will.
The shade factor is the one thing a deck owner can change. Two free levers come out of the EPA moisture guidance: trim back branches that hold a deck in permanent shade so it dries faster after every storm, and aim irrigation heads away from the deck so sprinklers are not keeping the boards damp three mornings a week. Neither is a cleaning step, and both are what keep a Gulf Coast pine deck from needing its third wash of the season.
Safety and what not to mix with water
The pressure-treater’s SDS and the American Wood Council deck guide both carry the same warning about chemical mixing: never combine an acid-based cleaner (oxalic, phosphoric, or muriatic) with bleach or with anything containing bleach. The reaction produces chlorine gas, and on a calm Gulf morning a deck is the last place you want that cloud hanging around. Check labels — “ready to use” deck cleaners are almost always the safe category, and anything sold as a “brightener” that mentions acid should be applied alone, on a hardwood deck, and rinsed before anything else comes near.
The American Wood Council’s DCA 6 guide, the Prescriptive Residential Wood Deck Construction Guide — which is the same reference every inspector uses to verify a permit — also carries the structural guard that matters more than the cleaning guard here: boards, joists and ledger must be inspected for rot at the connection points every season. On a Gulf Coast deck that means checking the ledger-to-house flashing and the beam-to-post caps, both of which are hidden from a surface wash. A deck that passes the visual cleaning test and fails the structural one is the failure mode we see most often after a hurricane — the wash looks fine, the ledger rotted out unseen.
