How to Clean Brick on the Gulf Coast: A Checklist Built Around the Joints, Not the Brick
Fired brick is one of the hardest things on your house. The mortar holding it apart is deliberately one of the softest, and it is the only part a pressure washer can destroy in a single pass. Every rule below follows from that one fact — so here it is as a checklist, with the numbers the masonry industry actually publishes.

Work to the mortar, not the brick. The concrete masonry industry’s cleaning guidance says that if high pressure is used at all, “the pressure be limited to 400 to 600 psi,” through “a wide flange tip… never a pointed tip,” held “at least 12 in. (305 mm) from the masonry surface,” and angled across the wall rather than “perpendicular to the wall.” Pre-wet first at “maximum 30 to 50 psi.” Skip acid entirely on a weathered wall. On this coast the failure mode is not frost — it is permanent damp, salt film and organic growth — and a brick elevation runs about $0.15–$0.35 per square foot to hand over.
Brick is not the default wall on this coast, and that is exactly why it gets cleaned badly here. Stucco over block is the norm, so the method most crews and most homeowners have in their hands is tuned for a continuous cementitious skin. A brick wall is not one. It is a grid of hard fired units held apart by a deliberately weaker material, and that weaker material is a small fraction of the wall by area and very nearly all of what a pressure washer can wreck.
Where it actually turns up around here: veneer elevations and accent bands through the mid-century and 1970s–80s neighbourhoods from Bradenton down to Venice and North Port, chimney stacks on older houses, garden and pool-yard walls, mailbox and gate columns, and genuinely old brickwork up in the northern Gulf around Pensacola. Nearly all of it is veneer — a single skin standing off a frame or block backup with an air gap behind it and weep holes along the bottom course. That detail decides half the checklist below.
Read this first, and the rest stops looking arbitrary
The mortar is supposed to be the weak part. The National Park Service — whose masonry guidance exists largely because bad cleaning destroyed a great deal of irreplaceable brickwork — states the design intent plainly in its piece on the composition of historic mortar: “In historic buildings, the mortar is sacrificial: the mortar joints divert moisture moving through the masonry, preventing damage to stone or brick building blocks.”
Sacrificial does not mean cheap or unimportant. It means the joint is meant to be softer and more permeable than the brick, so that moisture and movement are absorbed by the material you can replace rather than the material you cannot. In its survey of common problems with brick masonry, NPS also describes what happens when that ordering is reversed, which is the standard modern repointing mistake: “Hard mortars (those with high concentrations of portland cement) are less permeable than surrounding brick, and with both differential movement and differences in moisture permeability, will often cause the surrounding masonry to deteriorate or deteriorate faster.”
So a wand that scours the joints has not cosmetically scuffed your wall. It has stripped out the layer the wall uses to manage water, opened a route into the cavity behind the veneer, and handed the next repointing crew a decision that can damage the brick permanently if they answer it with a strong cement mix.
Checklist 1 — before you rent, buy or book anything
- Press a joint with your thumbnail. Sound mortar resists it. If your nail leaves a mark, or sand runs out when you rub it, the wall needs repointing and must not be pressure washed at all — washing it is how a cosmetic job becomes a structural one. Hand-wash that wall or leave it until the joints are made good.
- Find the weep holes and never aim into them. Along the bottom course of a veneer you will see open head joints, or small plastic tubes or rope wicks. That is the drainage exit for the cavity behind the brick. Water driven up into it does not run back out; it goes to the sheathing and the framing.
- Name the stain before you buy a product. Grey-green or black film in the shade is organic and dies to cleaning solution, not to force — our field key on mold versus mildew on a Gulf Coast house sorts it from the things it gets confused with. A chalky white bloom is not dirt at all and has its own separate treatment, set out on the stucco page, because the cause and the fix are identical on any cementitious surface.
- Check whether the brick is painted, sealed or previously coated. If it is, you are cleaning a coating, not brick, and a strong wash will take it off in patches. NPS is direct about why coatings are a bad idea on brick in the first place: “Waterproofing the brick either with chemicals sold for this purpose, or by painting with non-permeable paint or other coatings will accelerate the decay by trapping moisture behind the new coating.”
- Work out where the runoff goes. Brick walls sit above planting beds, pool decks and A/C condensers more often than driveways do. Soak the beds with plain water first; dry foliage takes a splash of dilute cleaner far worse than wet foliage does.
- Choose an out-of-sight test patch and actually wait. The masonry cleaning guidance is explicit that “field testing of cleaning materials and techniques helps ensure the desired results,” and just as importantly that “it is important that all of the masonry be cleaned in the exact same manner (including dilution rate, brushing/scraping method, dwell time, reapplication, rinse procedure…).” A wall cleaned two different ways reads as blotchy forever. Pick your settings on the side elevation, then do not change them.
The numbers, in one place
These come from the Concrete Masonry and Hardscapes Association’s cleaning guidance. It is written for concrete masonry rather than clay brick, and the distinction is worth stating: your brick units are fired clay and harder than anything in that document, but the mortar joints are cementitious in both walls — so the pressure, tip, standoff and acid rules transfer directly to the part of a brick wall that is actually at risk.

Put those next to the machine in the hire shop, which is typically 2,700–3,300 psi at the tip with whatever nozzle was left on it. You are being asked to use somewhere between a seventh and a fifth of what the tool will deliver, through the widest fan you own, from a foot away, at an angle. If that sounds like the machine is the wrong tool, that is the correct conclusion for most brick walls — which is the whole argument of our page on soft washing versus pressure washing.
Checklist 2 — the wash itself, in order
- Dry-brush the loose material off first with a stiff fibre or nylon brush. Cobwebs, dust, dead growth and mud-dauber nests come off dry in a tenth of the time they come off wet, and everything you remove now is something you are not driving into the joints later.
- Pre-wet the whole elevation, top down, at hose pressure. Saturated brick cannot absorb much cleaning solution, which is the entire point: the chemistry stays on the surface where the staining is, instead of soaking into the units and coming back out later carrying salts.
- Apply a dilute cleaning solution suited to exterior organic growth and let it dwell. On a shaded north or east elevation — which is where the growth is on this coast — keep the concentration honest and give it time rather than reaching for pressure. Do not let it dry on the wall.
- Rinse from the top down, at the settings in the table. Wide fan, twelve inches off, moving continuously, angled across the joints rather than driven straight into them. Never hold the wand still, and never let it linger on a joint line.
- Work one full elevation at a time, corner to corner. Stopping halfway up a wall to answer the phone is how you get a tide line that no amount of later washing removes.
- Keep the wand below head height, or hire the height. Two-storey brick from a ladder, one hand on a reacting wand, is the single most common way this job ends in an A&E department rather than a clean wall.
- Flood-rinse and then look at the wall wet and again dry. Brick looks uniformly excellent while wet. Every mistake you made shows up only after it dries, usually the next morning, which is when a test patch would have told you 24 hours earlier.
What the Gulf Coast changes — and the one failure it takes off the table
Most brick-cleaning advice online is written from the freeze-thaw belt, and it is worth knowing which parts of it do not apply to you. NPS describes the classic northern mechanism: water “can then wick into the brick cores, and if in a northern climate where winter freezes are prevalent, will cause the brick to deteriorate from freeze-thaw action.” Read the conditional. Between Pensacola and Naples that particular clock is barely running, and a wall that gets damp is not going to be split apart by ice this February.
What replaces it is less dramatic and more relentless. Humidity keeps a shaded brick elevation damp for most of the year, so organic growth is continuous rather than seasonal. Airborne salt settles on coastal walls and holds moisture against them, which is the same mechanism that shortens every other interval here — laid out surface by surface in how often to wash on the coast. And because the brick you are looking at is almost certainly veneer over a ventilated cavity, water you drive through a joint has somewhere to go and no reliable way back out.
The practical translation: you can be gentler here than a northern guide tells you to be, and you should be more careful about water volume than it tells you to be. Those are not in tension. Both point at less pressure and more dwell time.
Three popular ideas that damage brick
Acid. Masons genuinely do acid-wash new brickwork to remove construction mortar smears, and homeowners hear that and reach for a masonry acid on a forty-year-old wall. The cleaning guidance is blunt about the mechanism: “Even diluted acids should be used with caution, and only after thoroughly prewetting the wall, as acids dissolve the cement matrix at the masonry surface.” On a new wall there is fresh mortar to spare and a mason watching it. On a weathered veneer you are dissolving the sacrificial layer the whole wall depends on, and the same document’s general advice is to “avoid using raw or undiluted acids” at all.
Sealing it afterwards. The instinct to lock in a clean wall is exactly backwards on brick, for the reason quoted above: a non-permeable coating traps the moisture inside the wall and accelerates the decay. Brick is a system that works by letting water leave.
Anything abrasive. Sandblasting and its relatives are still sold as brick restoration. NPS describes the result in one sentence: “The blasting operation causes the loss of the outer, hard surface of the brick, exposing the softer core.” A brick is hardest at its fired skin. Take that off and you have converted a durable wall into an absorbent one, permanently, and no subsequent treatment puts it back.

Be honest about the split. A sound single-storey brick wall with a shaded green film is a reasonable Saturday job for someone who will pre-wet, use a wide tip and stay a foot back. What is worth paying for is narrower and specific: joints that already fail the thumbnail test, two-storey elevations, anything painted or previously coated, and any wall where somebody is about to reach for acid.
